The Largest Penthouse in a Lavish London Development Kissing Holland Park
Listing of the Day
Location: London, U.K.
Price: Penthouse prices starting at £13.75 million (US$18.68 million)
80 Holland Park is one of the newest luxury property developments in central London and a fully serviced residential development offering hotel-style concierge service and wellness and lifestyle amenities. Finished in October 2020, it was developed by CPC Group, a company headed by property tycoon Christian Candy of One Hyde Park fame.
Penthouse D is the largest of four penthouses in the development, and the only one designed by Laura Hammett, a superstar interior designer with a large global following, according to listing agent Rupert des Forges. The penthouse is the only one of its kind with direct views over Holland Park, and Ms. Hammett used the park itself as inspiration for the design—evident in its refined use of foliage, earthy color palettes and the abundance of natural light through floor-to-ceiling windows that enjoy treetop views.

"We were tasked with creating a space that would appeal to a diverse, international audience looking for a British design, with a more modern spin, which was an incredibly exciting brief to work on," Ms. Hammett said. "Interior architecture details and custom joinery helped us achieve a distinct space, which is a celebration of British heritage, multiculturalism and nature."
Mr. des Forges said the spacious unit is very "of the moment."
"It's an extremely comfortable and light-filled space," he said.

Amenities
Residents will enjoy private access to hotel-style amenities, with a focus on wellness. These include a spa with a 17-meter pool, a steam room and a splash pool, and a state-of-the-art gym designed by Olympic triathlete Tim Weeks.
There is also a private screening room, 24-hour concierge, and a hot desk in the dedicated business lounge, as well as a residents’ mud room. Private and secure off-street car parking features a car lift and electric charging ports, in addition to allocated personal storage space.
While silent lifts reduce sound pollution in the building, the homes at 80 Holland Park are also low-maintenance and low-impact. Solar PVs significantly reduce grid electricity use, as do the standard energy-saving approaches, including presence detection, timed light assist and on-demand power.
"A highlight is the exceptional front-of-house service, provided by hands-on, uniformed staff members," Mr. des Forges said. "If you’ve got someone waiting for you, they’ll offer water or coffee and take coats. It feels like the ideal fusion of hotel and residential service—nice and low key, while still providing an extremely smart sense of arrival."
The penthouse itself features a balcony space, a study and a guest room specially designed for younger guests.
Neighborhood Notes
Holland Park in Kensington is a very established residential location, just south of Notting Hill, within characterful and cultured West London. The vibrant neighborhood offers peaceful, local living with all the benefits of city life. The area is also one of London's most preeminent collections of Victorian villas, according to Mr. des Forges— "filled with tree-lined avenues of double-fronted villas with gleaming white facades and vast bay windows, it's a haven within the city."
The residence is right on the doorstep of the 22.5 hectare green sanctuary of Holland Park, while Holland Walk is a very pretty walkway that runs behind the building, and delivers residents directly from the residence into Holland Park, as well as providing a picturesque rear aspect to the development.
"You’ve got everything on your doorstep, from butchers to bakers to coffee shops on Holland Park Avenue, while the tube is a one-minute walk away," Mr. des Forges said.
